1. Open Floor Plans with Defined Zones
The fully open floor plan is still popular, but buyers in 2026 want something more refined. Instead of one giant open space, they want the kitchen, dining, and living areas to flow together visually but feel distinct. We accomplish this with ceiling height changes, different flooring materials between zones, and strategic placement of islands and columns.
In our 2026 Parade of Homes entry at 3613 Summit Lakes Drive in Browns Summit, we used a coffered ceiling in the dining area and LVP flooring throughout main living spaces to create clear zones without walls.
2. Primary Suite on the Main Level
Nearly every buyer who walks through our door in 2026 wants the primary bedroom on the main floor. This used to be a request from buyers over 55. Now we hear it from 35-year-olds. People are planning long-term. They want to age in place without ever needing to navigate stairs for daily living.
We design most of our floor plans now with the primary suite off the main hallway, with direct access to a laundry room or mudroom.
3. Large Kitchen Islands with Seating
The kitchen island has become the social centerpiece of the home. Buyers want an island that seats four to six people, with a waterfall edge on one or both sides. Quartz in white, soft gray, or veined patterns is by far the most requested material right now. 4. Covered Outdoor Living
Greensboro and Burlington summers are beautiful but hot. Buyers want a covered rear porch — not a small 10x12 deck, but a true outdoor room with a ceiling fan, lighting, and enough space for a dining table and seating area. We have built everything from simple covered porches to full outdoor kitchens in the past year.
5. Dedicated Home Office
Remote work changed what buyers want in a home permanently. Even buyers who are back in the office full time want a dedicated office with a door they can close. This is one of the most consistent requests we get across all price points, from 1,800 square foot homes to 4,000 square foot estates.
6. Accent Walls and Statement Features
The era of all-white, all-neutral everything is fading. Buyers want at least one statement feature in their home. The most popular right now is a shiplap or board-and-batten accent wall around the fireplace in a bold color. We built a sage green fireplace wall at 5200 Mockingbird Road that became one of our most shared photos on Instagram.
Other popular accent features include: wood beam ceilings in the great room, a dramatic light fixture in the dining room, and a tiled primary shower that serves as a focal point.
7. Three-Car Garages or Large Two-Car
Storage and hobby space have become a major consideration. Buyers with boats, trailers, or home workshop needs are requesting three-car garages. Even buyers who only have two vehicles want oversized two-car garages with room for a workbench and shelving.
